From managing your initial project plans to determining the right approval pathway for your development to managing all the approvals specialists and preparing all the necessary reports, our Town Planners take care of it all for you. We work with you to ensure your new building is designed, so it meets all local rules and regulations, and help you secure the approval to begin construction in the first place.

STARTING THE PROCESS

We meet with you to determine your needs

At CIVAC, our goal is to make the approvals process for your new development as smooth and as seamless as possible.

Our specialist Town Planning team will meet with you initially to discuss your project. We’ll talk through your project idea, determine what you want to achieve, flag any potential issues that we see, and determine whether a Complying Development Certificate or a Development Application is required.

We then begin the process for lodgement and connect you with our extended expert team to manage the different pieces of your application for you.

Together, our Town Planners will ensure that all the information required for your application is submitted to the highest possible standard.

COMPREHENSIVE PLANNING

We lay the groundwork

The process for obtaining approval for a new development requires a lot of groundwork to be done, and there is a range of documents that are needed to support its lodgement.

At CIVAC, our Town Planners and Project Managers will help you prepare and gather the necessary supporting documentation to lodge your Application. They will help you by:

Establishing your plans for and proposed use of the property, and ensuring your use is permissible in your designated area, with the appropriate consent (includes a review of Section 10.7 Section [2 & 5] Planning Certificate)
Establishing the approval pathway required for your development
Advising you on the advantages and constraints of the property and its proposed use
Undertaking a full and comprehensive analysis of the planning controls relevant to your proposal
Providing advice on the required consultants who need to be engaged, such as Environmental
specialists, Arborists, or Engineers
Attend a pre-lodgement meeting with your local Council on your behalf

MANAGING YOUR APPROVALS

We take care of the process for you

Once the groundwork is complete, and your Town Planners have engaged the necessary specialists to get the right information for your project, our next step is to ensure that you’re receiving the right documentation.

They work with you to:

Review your Preliminary Architectural and Engineering plans against local development controls, to ensure they meet the necessary criteria
Provide advice to your architect on any changes required to the architectural plans, to allow for compliance with local planning controls and your required approval path
Review your Architectural plans one final time prior to lodgement
Prepare a Statement of Environmental Effects
Prepare all necessary Planning Reports
Provide general Town Planning advice to ensure your development fits in seamlessly with your neighbourhood

APPLICATION LODGEMENT & APPROVAL

You receive fast, efficient approval for your project

Once these plans, reports, and certificates are all prepared and collated, your Town Planner is ready to lodge your Application to either your local Council, or an Approved Private Certifier, on your behalf.

We continue to manage the entire process for you. Your Town Planner will track and monitor your application, keeping you updated on its progress. They’re on call to answer any questions or queries regarding the project, and can respond to Council on your behalf with any additional information, if needed.

If there’s anything that requires further attention at this stage, we’ll take care of it for you.

From here, all that’s left is to receive the necessary approval—and then it’s time to move on to the construction stage of your project.
