Residential flats and apartment buildings require a complex building application. Given their size and scale, they can be seen as having greater potential impacts to their surrounding community than a standard dwelling. As such, a new apartment building will require a development application in order for it to see the light of day. This ensures all risk is managed, the new construction doesn’t negatively impact the environment, and that the build fits with the existing character of the surrounding suburb.

When you work with us, your CIVAC Project Manager undertakes the groundwork to ensure you understand all the necessary approvals and certificates required for your new build. We then map out a way forward.

We manage the process for you from start to finish, and ensure a timely issuing of your Construction Certificate, so you can start building your new apartments sooner.

HOW WE WORK WITH YOU

Comprehensive planning

Securing your apartment development begins by talking with us. Our expert Project Management team will discuss the rules and regulations surrounding construction of an apartment building. We prepare all the necessary supporting documents that outline your Apartment Building proposal to ensure you achieve Development Approval.

These can include:

Your Development Application Form and Checklist
Architectural plans & BASIX Certificate
Hydraulic engineering plans
Statement of Environmental Effects
Waste Management Plan
Any Subdivision plans
Preliminary Strata or Stratum plans (if applying for subdivision as part of the consent)
Required reports, such as Arborist, Geotech, etc
Traffic Management Plan
Landscape Architectural Plan, if appropriate

Expert guidance to receive approval

Once these plans, reports, and certificates are all collated and ready to go, your Project Manager will lodge the Development Approval on your behalf.

If there’s anything that requires further attention at this stage, we’ll take care of it for you. Otherwise, you’ll be issued with a set of conditions that your Apartment Building needs to meet, in order for you to acquire a Construction Certificate.

Our in-house Town Planners will work with your Project Manager to identify and address these conditions. This ensures that your construction and engineering plans and specifications meet your local development regulations.

We then lodge the paperwork so you can obtain your Construction Certificate.

We understand there’s a lot that goes into receiving your development approval. But there’s more to it than simply determining the size, space, and infrastructure requirements.

Does your application meet the necessary car parking requirements? As well as car parking spaces, you need to consider potential traffic impacts of your new residential flat building.
Is your new build within a Heritage Conservation area? We can ensure that your application is created with a design that meets your vision, but still fits in with the surrounding community.
Size and scale. While you want to create an apartment building that produces the results you’re after, it’s also critical to ensure that your plans meet any character and streetscape requirements.
Neighbour-friendly. A key stumbling block in apartment building development is their outlook. Do any outward facing views overlook your neighbours? We help ensure that these issues are addressed and don’t create friction in the future.
