PLANNING A NEW BUILDING CONSTRUCTION?

APPLYING FOR A COMPLYING DEVELOPMENT CERTIFICATE

If you’re moving into an existing office building, or you’re undertaking non-structural renovations or additions to the building, your office space application can be approved under a Complying Development Certificate (CDC). This means that any building approval and construction approval can be obtained in the same application, and you can fast track it to completion.

To achieve this, your CIVAC Project Manager will help you gather the necessary supporting documentation to lodge your CDC, which includes:

A set of building plans and specifications

A site plan of your property
Elevations showing the side views of the proposed works. This includes any cutting or
filling.
A list of building specifications, including building materials and construction methods
Any letters of consent for proposed works, like retaining walls
A complying Waste Management Plan
A complying Stormwater Management Plan
BASIX certificate

CHANGING THE USE OF YOUR BUILDING

Whether your office building has been vacant for some time, or you’re moving in directly after a previous tenant, one of the most important applications you may need is approval for a Change of Use.

If you’re taking occupation of a building that previously wasn’t an office space, Change of Use approval is required to ensure you’ve put the right measures in place to accommodate for different staff capacities, design and fit-out needs, signage, and neighborhood zoning.

Your business’ Change of Use application can be approved either through a Development Application to your local Council, or by acquiring a Complying Development Certificate from an Accredited Private Certifier. Once you speak with your CIVAC Project Manager, they’ll let you know the process to manage a Change of Use application—and then, manage it all for you.

PARKING FOR YOUR OFFICE BUILDING

Even if your office building is located right next to public transport hubs, you’ll still need to consider parking availability. Is there adequate parking afforded for your staff? Where do delivery drivers or clients park?

At CIVAC, we help you manage the size, shape, and flow of your car parking areas and determine how your office building interacts with main roads.

You also need to consider the current road layout and the daily traffic that your retail business generates. Will this increase in traffic impact the existing traffic flow of the location? How will this increase in traffic interact with the current road layout?

A busy office building creates a lot of activity, so you need to make sure you’ve planned for this and received approval from the local Council.
