The process for a Development Application requires a lot of groundwork to be done, and there are a range of supporting documents needed to support its lodgement.

Our Town Planners and Project Managers will help you prepare and gather the necessary supporting documentation to lodge your Development Application. These may include:

A completed Development Application Form and Checklist
A complete set of dimensioned Construction Certificate Architectural Plans, including any additions required by Council, to be approved as part of the Construction Certificate for use during construction
BASIX certificate
Any hydraulic engineering plans
Required reports, such as Arborist, Acoustic, Geotechnical, etc.
A Landscape Architectural Plan (if required)
A complying Waste Management Plan
A complying Stormwater Management Plan

We lodge your application

Once your Project Manager has collected all the required certificates and supporting documentation for your multi unit housing development, their next step is to prepare and lodge your Development Approval to your local Council on your behalf.

Our aim here is to take the hassle out of your application process. So Your Project Manager will track and monitor your application, keeping you updated on its progress. They’re on call to answer any questions or queries regarding the project, and can respond to Council on your behalf with any additional information on your multi unit development, if needed.

If there’s anything that requires further attention at this stage, we’ll take care of it for you.

HOW WE WORK WITH YOU

The next steps

Once this process is complete, you’ll be issued with Development Approval for your multi unit housing. This will include a set of consent conditions that your development needs to meet in order to remain compliant with local Council regulations. After these are received, our in-house Town Planners and Project Manager will identify the necessary activities that satisfy these conditions.

We then prepare your Construction Certificate application for lodgement to an Accredited Private Certifier. This includes:

A complete set of dimensioned Construction Certificate Architectural Plans, including any additions required by Council, to be approved as part of the
Construction Certificate for use during construction
A set of Stormwater Engineering Plans
Elevations showing the side views of the proposed works. This includes any cutting or filling
A complete set of Structural Engineering Plans to be approved as part of the Construction Certificate for use during construction
A complying Waste Management Plan
Council Contribution Receipts

Once these are complete, we then lodge your paperwork to obtain a Construction Certificate. We can also help you choose a builder from our trusted panel of licensed specialists, so you can connect with the team that’s right for your project.

Comprehensive advice to achieve approval for your multi unit housing

When looking into building multi unit housing on your block, as well as your Development Approval, there are other considerations to take into account.

Is your development in the correct zoned area? Some Council residential zones may not allow for multi unit housing.
