And one of the key parts of this is ensuring that you get the right technical advice throughout the lifetime of your project.

At CIVAC, our highly experienced Engineers will assess your project and all required structural requirements and provide you with the necessary drawings and specifications to ensure you receive approval.

They’ll work with you to manage the design, organisation, and technical specifications of your construction and building works, to make sure it’s all being planned in accordance with the appropriate local Council and industry standards. They attend meetings on your behalf to provide authoritative technical input on your plans, liaise with the necessary specialists and contractors to get information to support your approvals, and then stay on board to ensure everything is seamlessly handed over to your Construction partner when the time comes.

STARTING THE PROCESS

We meet with you to determine your needs

At CIVAC, our goal is to make obtaining approval for your new project as smooth as possible.

Our specialist team will meet with you initially to discuss your project. Here you’ll be connected with one of our Engineers. We’ll talk through your project idea, determine what you want to achieve, flag any potential issues that we see, and determine whether a Development Application or a Complying Development Certificate is required.

We then begin the process for lodgement and connect you with our extended expert team to manage the application for you.

The main objective of our Engineering team is to ensure the technical and legislative accuracy of your project, and that there are no adverse impacts on the environment and the surrounding community. As such, it’s essential to gather the right documentation to support your application.

COMPREHENSIVE PLANNING

Expert support, right from the start

The process for a Development Application requires a lot of groundwork to be done, and there is a range of supporting planning and documentation that’s needed to support your lodgement.

This includes two specific Engineering services that our teams offer.

Structural Engineering
Our Structural Engineering team work with you to design the structural components required for your new residential or commercial buildings, and ensure that it’s built in such a way that it holds up to external stresses and pressures throughout its entire life.

They create the Structural Engineering drawings and specifications that are a mandatory part of your Complying Development Certificate (CDC) approval process.

Hydraulic Engineering
Our experienced Hydraulic Engineers are on hand to design the stormwater systems required for new residential and commercial buildings. This is a mandatory part of both major approval pathways.

Our Hydraulic Engineers work with you to assess your project and its stormwater requirements. They’ll make sure it’s all accurate and achievable under your local Council’s Stormwater Design Handbook. They then create the drawings and specifications required to achieve Approval.

MANAGING YOUR APPLICATION

Gathering the necessary documentation

Our Engineering team is just one part of your development puzzle that we help you manage.

Our Town Planners and Project Managers will help you prepare and gather all the other supporting documentation to lodge your CDC or DA. This can include:

A completed Development Application Form and Checklist
A complete set of dimensioned Construction Certificate Architectural Plans, including any additions required by Council, to be approved as part of the Construction Certificate for
use during construction
BASIX certificate
Preliminary Subdivision plan (if applying for subdivision as part of the consent)
Vehicular Crossing permits from the Local Council
Required reports, such as Arborist, Acoustic, Geotechnical, etc.
A Landscape Architectural Plan (if required)
A complying Waste Management Plan

APPLICATION LODGEMENT

HOW OUR PROCESS WORKS

Once these plans, reports, and certificates are all prepared and collated, your Project Manager is ready to lodge your Development Approval to your local council on your behalf.

We continue to manage the entire process for you. Your Project Manager will track and monitor your application, keeping you updated on its progress. They’re on call to answer any questions or queries regarding the project, and can work with your Engineer to provide a response to Council on your behalf with any additional information, if needed.

If there’s anything that requires further attention at this stage, we’ll take care of it for you.

Once this stage is complete, you’re on track to receive approval for your development—and it’s time to begin construction on your project.
