THE NEXT STEP IN YOUR NEW DEVELOPMENT

Achieving approval for your Development Application from your local council is a big step. They’ve now given their stamp of approval for your development to go ahead.

But after this comes the next important step: obtaining your Construction Certificate.

A Construction Certificate is a document you need that gives your construction the green light. It verifies that your construction plans are in line with the Building Code of Australia, states that any fees or contributions have been made and that all necessary development consent conditions have been satisfied.

At CIVAC, your Project Manager will work with you to manage the Construction Certificate approvals process. They walk you through the process, so you understand the requirements dictated by your local Council in the Conditions of Consent that come with the Development Approval, which need to be met so your Construction Certificate is able to be issued. These conditions can include:

STARTING THE PROCESS

Your Development Application is approved—now what?

At CIVAC, our goal is to make the entire process of your development project as seamless and as easy as possible. So once you’ve achieved your Development Approval, we can manage the next step for you too.

Your Project Manager will work with you to discuss exactly how your Construction Certificate is going to work. They can talk through timelines, identify what you’re aiming to achieve, and highlight any potential roadblocks—and importantly, how they help you clear them.

We then begin the process for lodgement, and connect you with our extended expert team to manage the application for you.

COMPREHENSIVE PLANNING

We gather the necessary documentation

You’ve already undertaken the groundwork in your Development Application, but there’s still more information our team needs to collect in order to create a winning Construction Certificate application.

Your Project Manager will work with our team of experts to acquire and prepare the necessary supporting documentation These include detailed building plans or engineering details and specifications. They go into a lot more detail than your Development Application—after all, it’s the actual plans for your construction—so your Project Manager will liaise directly with your builder to make sure we get them right.

This may also include additional reports, and evidence of any bonds or development contributions to your local Council.

APPLICATION LODGEMENT

We lodge your Construction Certificate

Once your building plans, reports, and other necessary documents are all prepared and collated, your Project Manager will lodge your Construction Certificate with one of our panel of Accredited Private Certifiers.

There’s nothing more for you to do at this point. Your Project Manager will track and monitor your application, keeping you updated on its progress. They’re on call to answer any questions or queries regarding the Certificate, and can respond to the Private Certifier on your behalf with any additional information, if needed.

If there’s anything that requires further attention at this stage, we’ll take care of it for you.

APPLICATION APPROVED

Moving on to construction

Once this is complete, you’ll be issued with your Construction Certificate. We’ll then liaise with the same Private Certifier and appoint them to monitor construction, for completeness of the project.

Your Project Manager will work with you to ensure all your building plans are in place. Then, when it’s time to commence construction, we make sure that your Private Certifier has received two days’ notice, and any works listed in the ‘Prior to commencing work’ part of your Certificate have been completed.

It’s now time to start building—you’ll finally see your development come to life.

After a Development Approval has been obtained from Council, the next step is to obtain a Construction Certificate from either Council or a Private Certifier.

Basically, a Development Approval tells Council what type of development you are planning, how it meets planning controls and how it will affect the surrounding area.

A Construction Certificate includes such things as amendments to architectural/engineering plans as directed by Council in the Development Consent Conditions, Structural Engineering Plans and Development Contributions to Council.

Construction Certificate Plans are the plans that are kept onsite, and the development is physically constructed from.

A Construction Certificate is valid for five (5) years from the date it is granted. If works are physically commenced onsite the expiration date becomes obsolete.
