WHAT MAJOR APPROVALS WILL I NEED?

Depending on the size of your industrial development, and the nature of the work required to bring it online, you’ll need to apply for either a Complying Development Certificate or a Development Application.

Complying Development Certificate (CDC)
A CDC is an alternative approval process to a Development Approval, and is typically available for small-scale industrial facilities, where you only require non-structural renovations and fit-outs to existing premises. Rather than going through multiple steps, a CDC combines both planning and construction approval into one application. This assessment is then fast-tracked by your Accredited Private Certifier, and you can take occupation or begin construction sooner.

Development Approval
If your industrial facility is at a larger scale, or doesn’t meet the criteria to apply for a CDC, you may need to lodge a Development Application instead. A DA is typically required for large-scale projects like entire new factory builds, demolition and rebuild of existing buildings, substantial structural changes to an existing building, or when you need to change the business industrial activities in your current building to make way for your new business.

CHANGING THE USE OF YOUR BUILDING

One big stumbling block in your industrial development is around the use of your space. You can’t just move into a vacant building, install your new fit-out, and start trading.

Whether your building has been vacant for some time, or you’re moving in directly after a previous tenant, one of the most important applications you may need is Change of Use approval.

If you’re taking occupation of a building that previously wasn’t an industrial premises—or it was a different type of service provider—Change of Use approval is required to ensure you’ve put the right measures in place to accommodate for different use cases, design and fit-out needs, structural plans, and neighborhood zoning.

Your business’ Change of Use application can be approved either through a Development Application to your local Council, or by acquiring a Complying Development Certificate from a Private Certifier.

WHAT ABOUT PARKING?

Regardless of the size and scale of your industrial facility, you’re most likely going to need parking. At CIVAC, we help you manage the size, shape, and flow of your car parking areas and determine how your industrial project development interacts with main roads.

Is there adequate parking afforded for your staff? Where do delivery vehicles park? Are there any issues with the current road layout, or will your retail development potentially interfere with traffic?

On top of this, you also need to consider the daily traffic that your industrial business generates. Will this increase in traffic impact the existing traffic flow of the location? How will this increase in traffic interact with the current road layout?

A busy industrial facility can create a lot of activity, so you need to make sure you’ve planned for this and received approval from the local council.

OTHER APPROVALS TO CONSIDER

Along with a Development Application or Complying Development Certificate, there are more specific approvals that your industrial facility may need before you can start bringing your business to life.

You may also be required to apply for:

Construction Certificate. If you’re constructing a new building for your industrial facility, or making major additions or renovations to an existing premises.
Occupation Certificate. An Occupation Certificate is required before the new occupant can move in, and demonstrates that every element of your new development is up to code and complies with your approved plans.
Approval for signage. You’ll need to apply for approval to install any large-scale external signs, particularly if they’re visible from nearby roadways, or illuminated.
Noise levels. What levels of noise are expected, or allowed, in your area? What are the specified hours you can operate within?
