THE STARTING POINT FOR YOUR DESIGN PROCESS

Before you undertake any other approvals or certifications as part of your development, you need to complete a Detail and Level survey first.

A Detail and Level survey help to map and note all the contours and levels of your proposed development site. It essentially gathers all the information that’s essential to the design process of your development, taking note of any particular features of your property, and ensures they’re all noted and accounted for as part of your future development.

This includes:

Existing features of the subject property
Location of trees
Levels over the land
Adjoining property information, such as the location of adjoining windows
Street furniture, such as power poles and telecommunications pits

Depending on the nature of your development and the type of approvals required to commence, a Detail and Level Survey can be prepared in one of two formats.

2D CAD Format
A Detail and Level Survey is traditionally prepared in a 2D CAD Format. This format shows a top-down, flat view of the site and its features.

3D CAD Format
A Detail and Level Survey prepared in 3D CAD Format may be the preferred method when the proposed works being carried out are likely to impact heritage buildings, or when making alterations to an existing property.

STARTING THE PROCESS

We meet with you to determine your needs

At CIVAC, our goal is to make your new project run as smoothly and as seamlessly as possible.

Our team will meet with you initially to discuss your project. We’ll talk through your project idea, determine what you want to achieve, flag any potential issues that we see, and determine the necessary approvals required to see your project come to life.

We then begin the process with you, and connect you with an experienced Project Manager who will help guide you through the process from start to finish

ACCESS OUR PROFESSIONAL NETWORK

We engage a professional Registered Land Surveyor

At CIVAC, our goal is to make your development a fast, efficient, and seamless process. So our experienced Town Planners and Project Managers will arrange for your Detail and Level Survey for you.

We’ll liaise with a trusted, professional Registered Land Surveyor, and engage their services on your behalf. We’ll then bring them on board your project, and organise a time for them to visit your site and perform the necessary inspections, so the design phase of your project can begin as soon as possible.

COMPLETE YOUR SURVEY

Here’s how it works

Your Registered Land Surveyor will attend your site and undertake a comprehensive land survey, using specialised equipment that records all the important information to allow your Architect to design your development.

Their survey records the levels of your land, and pinpoints the location of any trees, rocks, and other noticeable features that may impact your design. They’ll record information about your property, any adjoining properties, and even take into account features of the street.

The plan itself will also include any easements on your land and the location of any sewers or stormwater drains.

Once this data is collated, the Surveyor will then create your plan for you, which is then provided to your Architect to enable the design process.

Your Project Manager will ensure you get the plan you need to see your project come to life.

APPROVING YOUR PLAN

A comprehensive view of your property

Once your 2D or 3D land survey has been completed, this is provided directly to your Architect to allow them to begin the design process. They’ll use this to get a full understanding of the details of your property, to understand the nature and layout of your land, and determine how their plans are going to fit within your lot’s features.

Your Project Manager will manage this process for you, and organise for any necessary approvals, permits, and certificates to be obtained during this time. Whether you need a Development Application, a Complying Development Certificate, or even a qualified building team, we can manage that for you.
