A renovation or extension is a great way to get the space you need in your family home without having to move, and finally get the home of your dreams.

In some cases, your new renovation or extension may need Council approval, and can be required to comply with State Environmental Planning Policy.

But how do you know if your renovation or extension requires approval?

Here’s a good rule of thumb: if you’re doing internal renovations that don’t require any structural changes, or undertaking cosmetic renovations that change the look of your home, then you likely won’t need Council approval. So things like remodelling your kitchen, redoing your bathroom, or retiling your floors, likely don’t need approval.

But many alterations and additions involve larger structural renovations. Activities such as removing walls, or adding an extension to the back of your house, will most certainly need Council approval, and you may need to apply for a Complying Development Certificate or Development Application.

When you’re looking at undertaking larger renovations, or adding an extension to your home, it’s going to require building applications and Council approval. This approval ensures you can safely make your changes, that the Council is aware of them, and that you’ve made sure it’s viable for your residential location.

Getting the right approval ensures that you’re putting checks and balances in place to manage your building risk, and that your new renovation or extension is up to the necessary Building Codes.

You’ll be connected with a Project Manager who can discuss your project, and determine the necessary approvals and certificates required that will give you the green light to begin your renovation.

When you’re looking at undertaking a big renovation, or adding an extension that requires large-scale work or structural changes to your home, we’re here to help. At CIVAC, our goal is to make it easy for you to undertake your application for a new renovation or extension, and to understand exactly what’s required.

Your Project Manager will work with you to cut through the red tape, and ensure you understand exactly what’s involved at every step of the process. We’ll review your project and determine which approvals process is available for your site.

In some cases, you may be required to lodge a Development Application to the local Council. Depending on where your property is, you may be eligible to apply for a Complying Development Certificate, which can fast-track your approval.

Once this is confirmed, we get to work gathering all the necessary information for you.

Comprehensive planning

This is the most important step, as it helps you gather the information that demonstrates the value, safety, and planning details that prove your renovation or extension is viable for construction on your property.

Your Project Manager takes care of this stage for you, working with you to prepare all the necessary supporting documents for your proposal, and make it easy to achieve either a Complying Development Certificate or a Development Approval for your home’s new addition.

Your Development Application Form or Complying Development Certificate
Application and Checklist
Architectural plans & BASIX Certificate
Hydraulic engineering plans
Statement of Environmental Effects
Waste Management Plan
Required reports, such as Arborist, Geotech, etc
Landscape Architectural Plan, if appropriate

HOW WE WORK WITH YOU

Expert guidance to receive approval

Once your plans, reports, and certificates have been collated and are all in good order, your Project Manager will lodge the Complying Development Certificate (CDC) or Development Approval (DA) on your behalf.

They will then manage this process as it progresses, and liaise with the right points of contact to see it through to a successful outcome.

If you’ve applied for a CDC, your Project Manager will lodge it with a Private Certifier to obtain approval. This is typically shorter than a DA, and you can receive approval in a matter of days, rather than weeks.

If you’ve lodged a DA, you’ll be issued with a set of conditions that your renovation or extension needs to meet, in order for you to acquire a Construction Certificate. Your Project Manager will identify and address these conditions to ensure that your construction & engineering plans and specifications meet your local development regulations. We then lodge the paperwork so you can obtain your Construction Certificate.

Once you’ve received this approval, it’s time to get started—and you can get excited seeing the extension or renovation you’ve been waiting for come to life.

READING THE FINE PRINT

We provide comprehensive advice to achieve approval for your renovation or extension

When looking at undertaking a renovation or extention so your home, it’s critical that you get the right approval. Otherwise, you risk facing serious consequences from your local Council.

Is your property heritage listed? If it’s heritage listed, then you can’t simply add an extension or undertake a renovation—you’ll need to submit a Development Application, otherwise you run the risk of severe fines.
Does your extension or renovation meet your Council’s floor space ratio? There are specific rules about the percentage of floor space which your new addition can take up, based on your block’s dimensions.
Have you considered stormwater? While it’s not immediately noticeable, your property may be situated either near or on a Council stormwater drain. It’s important to make note of this in your application, otherwise you run the risk of having your application denied.
