DETERMINING YOUR MAJOR APPROVALS

The size and nature of your medical centre will determine the type of planning and council approval you’ll need to obtain.

Development Approval
A new major medical centre will require a lot of construction, and will need to meet specific Council requirements and State Environmental Planning Policies. Therefore a Development Application will need to be lodged, and may include the following documentation:

A completed Development Application Form and Checklist
A complete set of dimensioned Development Application Architectural Plans
BASIX certificate
Required reports, such as Arborist, Acoustic, Geotechnical, etc.
A Landscape Architectural Plan (if required)
A Waste Management Plan
A Stormwater Management Plan

Complying Development Certificate (CDC)
A CDC is an alternative approval process to a Development Application, and is typically available for when you’re looking to use an existing business premises, office premises or shop as a medical centre, or where you only require non-structural renovations and fit-outs to existing premises.

Rather than going through multiple steps to receive development consent, a CDC combines both planning and construction approval into one development. This assessment is then fast-tracked by your Accredited Private Certifier, and you can take occupation or begin construction sooner.

MANAGING VEHICLES AND PARKING

Your medical centre will have regular patients and visitors, so naturally it may get busy.

We help make sure that appropriate parking facilities are available. Your CIVAC team will help you determine the size, shape, and flow of your car parking areas and determine how your project interacts with main roads.

Is there adequate parking for your staff? Can emergency vehicles gain safe access? Is your new medical centre going to integrate seamlessly with the current road layout, or will it create traffic blockages?

OTHER APPROVALS TO CONSIDER

Along with a Development Application or Complying Development Certificate, there are more specific approvals that your medical centre may need before you can start bringing your business to life.

You may also be required to apply for:

Construction Certificate. If you’re constructing a new building for your medical centre, or making major additions or renovations to an existing premises.
Occupation Certificate. An Occupation Certificate is required before you can move in, and demonstrates that every element of your new development is up to code and complies with your approved plans.
Fire Safety approval. Does the layout, construction, capacity, and fitout all meet fire safety standards?
Approval for signage. You’ll need to apply for approval to install any large-scale external signs, particularly if they’re visible from nearby roadways.
